Our proprietary design-build process is meant to guide you through your project from concept design, through construction documents and permitting. Since we are contractors and architects, we approach every project not only with creativity and functionality in mind, but with a clear understanding of how your project will be built once construction starts. This top-down thinking allows us to anticipate constraints, risks, and opportunities at every phase of the design process. We do all of this while keeping your budget in mind since we never want to design something that is not feasible for you and your investment.

Initial Consultation
We provide an initial free consultation to meet all decision makers. Our goal is to listen and learn from you and answer any questions you may have. With an emphasis on understanding your needs and assisting with your goals, we work with you to define the scope of your project. We also take this opportunity to discuss budgets and investment criteria since this is probably the most important aspect of any design-build project and often the one most overlooked. After the meeting we will request you document all the goals you want to achieve during the design-build process as well as the specified construction budget. This document becomes the basis of the Design Agreement and is called the Project Requirements. This consultation also provides us with the opportunity to decide if we are the right fit for you and your project.
Design Agreement
Once the scope of the project has been mutually defined and documented in the Project Requirements, we provide you with a design agreement that includes all the fees and deliverables associated with your project. Our design agreements have one or two phases and are typically dependent on the size of your project. A single-phase design agreement is geared towards smaller remodels while two phase design agreements are geared towards larger remodels, additions, and new builds. We provide a range of fees for each phase. A deposit is collected at the agreement signing, and services provided are billed hourly with a not to exceed amount. Our agreements do not include fees for permits, engineering, or any other 3rd party.
Phase One Design
Phase One Design is also known as the concept design phase. In this phase we provide you with conceptual plans based on your project requirements that satisfy the aesthetic, functional, and investment criteria of your project. Where required, we can also provide three dimensional images and renders to assist you in visualizing your space. We will arrive at an approved concept design through an iteration process based on feedback loops between you, us, and other constraints a project may have. The goal of Phase One Design is to arrive at an approved design that we can further develop in Phase Two Design. We also provide you with estimates of construction that are typically accurate within 5-7% of actual construction costs. This minimum investment criteria helps you in determining what scope to pursue into Phase Two Design.
Phase Two Design
Phase Two Design is also known as the design development and the construction documents phase. In this phase we further detail the approved concept design and prepare the construction documents. We assist you in selecting the finishes and specifying products, work with the respective municipalities to ensure proper Planning and Building department approval, complete our take-offs, and prepare the construction contract. We also perform walkthroughs with all pertinent trade contractors and secure their pricing as well as vendor pricing for all fixtures, finishes, and equipment. Otherwise known as F, F,&E. The goal at the end of Design Phase Two is to have a completed permitted set of construction documents as well as a fixed price contract for construction. Although neither party is committed to a construction contract, we allocate your project into our construction schedule.
